Turnkey Residential ensures prompt attention to your maintenance needs. For non-emergency issues, submit your request through our online tenant portal with full details, such as the problem’s location and impact. We address these efficiently to maintain your home’s quality.

For emergencies posing imminent harm, such as major leaks or electrical failures, call our dedicated support line at 919.213.1869 immediately.

If this is a life threatening emergency call 911 immediately.

Responsibility for Expenses

Turnkey Residential covers routine upkeep and repairs as outlined in the lease, however per the maintenance addendum, expense for labor and materials resulting from tenant negligence or misuse will be applied to your account for payment. This policy also applies to missed appointments resulting in the inability for a vendor to complete the repair.

Vendor Access

While our vendors are carefully vetted, Turnkey Residential and the homeowner cannot be held liable for missing or damaged items and therefore recommend that you be present if at all possible. However, if you are not able to be present for a vendor appointment, but are comfortable doing so, you may also provide authorization for the use of the management key for access to the property.
